Welcome to the official eRental platform operated and maintained by Mahalaxmi Municipality, Lalitpur, Nepal. By accessing or using our website, you agree to comply with and be bound by the following Terms and Conditions. If you do not agree with any part of these terms, please do not use the platform.

1. Definitions

  • "Platform" refers to the eRental website maintained by Mahalaxmi Municipality.

  • "User" refers to any person, agent, landlord, tenant, or representative accessing or using the platform.

  • "Municipality" refers to Mahalaxmi Municipality, Lalitpur.

  • "Property Owner" refers to individuals or organizations listing properties on the platform.

  • "Agent" refers to verified real estate representatives approved by the Municipality.

  • "Listing" refers to rental properties or units posted on the platform.

2. Purpose of the Platform

The platform is intended to:

  • Facilitate listing and searching of rental properties.

  • Maintain transparency and efficiency in property renting processes.

  • Manage verified agents operating within the municipality.

  • Promote fair rental practices and municipal compliance.

3. User Registration and Verification

  • All users must register using valid identification (citizenship, PAN/VAT, etc.).

  • Agents must be verified by the Municipality through licensing or certification.

  • The Municipality reserves the right to accept or reject any user/agent registration.

4. Property Listings

  • Only verified property owners or authorized agents may post listings.

  • Listings must include accurate information (location, rent, amenities, photographs).

  • False or misleading information is strictly prohibited.

  • Municipality has the right to review, edit, or remove any listing that violates policies.

5. Agent Management

  • Agents must register through the official verification process.

  • Agents must act in accordance with ethical and legal standards.

  • Municipality may suspend or revoke agent privileges in case of misconduct or complaints.

6. Responsibilities and Conduct Property Owners and Agents:

  • Ensure the property complies with building codes and safety standards.

  • Disclose rental terms, payment schedules, and utility responsibilities clearly.

  • Must not engage in discriminatory or exploitative practices.

Tenants:

  • Must verify property details before agreement.

  • Responsible for understanding rental agreements.

  • Report any misuse or irregularities to the Municipality.

7. Fees and Charges

  • The Municipality may impose nominal service or listing fees (if applicable).

  • All fees will be publicly disclosed and are subject to change with prior notice.

8. Data Privacy and Use

  • Users’ data will be stored securely and used only for rental and administrative purposes.

  • The Municipality will not sell or distribute personal data to third parties.

  • Users must not misuse the platform to collect data from others.

9. Legal Compliance

  • All transactions and listings must comply with Nepalese law, including Tenancy Act, Contract Act, and relevant municipal bylaws.

  • Any disputes will be resolved in accordance with the legal jurisdiction of Lalitpur District Court.

10. Disclaimer

  • The Municipality is not responsible for the private financial agreements between landlords and tenants.

  • The platform serves only as a facilitator; all parties must exercise due diligence.

11. Termination and Suspension

  • The Municipality reserves the right to suspend or terminate access to users or agents who violate these terms.

  • Listings may be removed at the discretion of the Municipality without prior notice.

12. Amendments

  • These Terms and Conditions may be updated periodically.

  • Continued use of the platform after updates constitutes acceptance of the new terms.
